We'll be honest with you... we know how frustrating it is to view property after property that is not the right fit for you, so we don't want to do it. Simple.

You deserve a property consultant who doesn't just hear 3 beds, 2 baths, but finds out that you really want that 3 bed house on a quiet street, be near to a specific school, have a large back garden. We don't waste your time showing properties that don't tick your criteria boxes.


However, we also want you to trust us - we like to sometimes think outside the box - show you something that you may dismiss on your own, but we think may very well be your perfect match.

Needs vs Wants.

We will sit down with you and go through your criteria - your needs vs your wants. In other words, you need 3 bedrooms, but you would like off-street parking. You would love original features, but you definitely don't want a house that has not been touched for fifty years. You would like a 'project' but you do not want to have to make structural alterations. See...we listen.

The Emotional Connection.

Ask a buyer what they are looking for and 9 times out of 10 they will reply, 'something that speaks to me', 'I'll know it when I see it' or 'it's a gut reaction'. What it is... is emotional. You can't manufacture it, or force it.  Unless you are buying for an investment, or are detached from the process, there will be an ahhhh moment when you find the right property for you.

Negotiating & Closing.

There is an art to negotiation - you and the seller may be a match made in heaven, but you will still need to agree on the price. If you would like our advice and input we are more than happy to give it to you. And once that price has been agreed, we will work with the lawyers and estate agents to ensure a smooth transition from exchange to completion. It's a journey, and as we keep saying - we are with you every step of the way. 

What is a Buying Agent.

This is an expensive purchase and one size definitely does not fit all. If we do not have what you are looking for on our own books, we can search for you across London and the Home Counties. Whether you are looking for your first home, your next family home or an investment purchase Mayfair & Mint Realty will initiate the property search for you. Yes, we charge for this extended service*, but you are paying for our expertise, not only to find your next home or investment property but our negotiating skills and advice as well.





* The fee for our extended search service is 1.5% + VAT  of the purchase price, payable on completion of the sale. There is an initial retainer fee of £1,500 paid up front, deducted from the final fee, if you proceed with a home purchase.
