This 6 bedroom, 3.5 bathroom house had been on the market for over 4 years with all the local agents. The offers received had been well below asking. Although the home owners had asked the agents for advice on why the property had not sold, none ever mentioned presentation. The home's price had been reduced with every new agent.
As soon as I walked through the front door I could see what the issues were. Rooms were not well defined and did not flow. The house had been decorated before being put on the market, and the decor was good. This was an easy fix - after creating logical flow to the downstairs rooms, rearranging furniture and adding new accessories, the house now made sense.
Curb Appeal: the house had no real frontage with a brown wooden front door that appeared to disappear into the brickwork, and was literally a step away from the street. This was a huge negative that we had to neutralize. We painted the front door to give the house a focus and added containers either side with evergreen foliage. The back garden was landscaped with potted plants added for instant colour.
New bed linen and towels were used in all the upstairs rooms.
A new agent was brought in - from outside the area - one Mayfair & Mint always works with. A professional magazine-style photo-shoot took place, followed by an Open House with a bespoke property brochure. The house went under offer in the first week.
